Description

A spacious 4 bed detached family home in a highly desirable location, set in an elevated position with great views, includes impressive 23’1 x 17’6 Studio, 20’4 x 19’4 Sitting Room and 19’ x 12’10 Kitchen/Diner both opening onto the rear garden and storage rooms which, all together, provide this family home with versatile accommodation set over three floors with masses of potential to reconfigure/enlarge.

Full Description

A wooden porch and patio lead to the front door which opens onto the Ground Floor Hallway which has natural bamboo flooring.

Off the Hallway at one end are doors to the downstairs cloakroom and separate shower room, both with windows. To the other end, reached by a few steps up is a bright and spacious Storage Room with window, which houses the boiler (new in 2022). Under the stairs again is a large walk-in cupboard with plenty of space for hanging coats and storing shoes and boots and larger items.

Also off the Hallway is a door to the impressive Studio which has a natural bamboo floor with underfloor heating. A mirrored wall to one side with a ballet bar, central ceiling lighting on two sides and also two windows for natural light. The Studio is a versatile space and can easily accommodate a multitude of uses.

The carpeted stairway leads to the first-floor landing which opens upwards to the third-floor windows that create a sense of space and has a lovely flow of natural light, making this the central hub to the home.  There is space for a comfy sofa or an office table and chair.

The first bedroom is off the main landing and is a front facing double with window for natural light and is carpeted.

A few steps down lead to the large Master Bedroom which has a dual aspect and fantastic views across the valley.  Complete with fitted wardrobes/shelving/drawers across one wall and a wooden floor.

A further bedroom faces the front, again with great views, a large window which lets the light flood in and has a wooden floor.

The Family Bathroom is also on this level and has a natural stone tiled floor and features a white suite with part white tiled walls topped with a blue mosaic trim and a blue mosaic bath panel.  A cleverly installed, wooden swivelling storage unit has shelving on one side and mirrored to the other.  A chrome wall hung radiator and large fixed window with a smaller opening window above, completes this great family bathroom.

From the landing following the stairwell up just a few steps, is a door to the large Kitchen/Diner with tiled floor and inset ceiling spotlights.  The Kitchen has an enviable range of fully fitted modern cupboards both wall hung and base units, with plenty of black, marbled styled work surfaces throughout.  There is a large gas range cooker with extractor hood above and an integrated dishwasher and wine cooler.  The 1.5 bowl sink with drainer sink sits beneath one of the two large windows.  There is plenty of space for a large family dining table and chairs and free-standing furniture and equipment.  A feature of this room is the natural brick wall and the full sliding doors which open to an under-cover seating area.

Off the Kitchen is the large Utility Room with its own window and sink (with cupboard underneath) and large airing cupboard.  With space and plumbing for a washing machine/tumble drier.  The Loft Store is reached from the Utility Room via a large hatch in the ceiling.  The Loft Store has a good amount of storage space and a triple window for natural lighting.

Also from the landing is an exceptionally spacious Sitting Room with wooden floor that has a great vista with full width sliding doors which open onto the rear patio and gardens, which is the main focal point of the room and is ideal for summer entertaining.  There is a large feature brick wall on one side which has an open working fireplace with wooden floating mantel above.  There is subtle lighting via modern wall lights.

The stairs continue to the third floor and a door to fourth bedroom which has an almost floor to ceiling window with front aspect and has a mezzanine level above to make use of the high ceiling.

High up on the wall of the third floor is a triple window which provides the natural lighting throughout the landing and stairs.

The house is gas centrally heated via radiators to each room.

Outside:

A sandstone patio wraps its way around three sides of the house and down to the front of the house via a gateway and steps.  The rear garden is terraced with a raised decked area for outdoor dining, a lawned area and via wooden steps to a further area of garden where the best views can be appreciated across the valley.  The current owners kept this area for the children and had a treehouse with chicken coop underneath and large trampoline to one end.  The garden is fully bordered by mature shrubs, trees (including an apple tree) and flower beds throughout.

To the front of the property is off road parking for up to four cars, accessed via a shared driveway.  There are steps that lead to the side gate and access to the rear garden.

Location:

Conveniently situated, just a 2 mins walk from Haslemere mainline station which offers a fast train service to London Waterloo in around 50 minutes.  There are also good road links to London and the south coast and the property is within easy reach of the A3 to Guildford/London/ Portsmouth/ Southampton.

Haslemere is a highly desirable and lively market town and the centre is an 10 mins walk away where there is a good selection of independent boutiques, restaurants, coffee shops, pubs and Waitrose supermarket.  There is an excellent choice of schooling options for all ages in both the state and private sectors.  Haslemere has two leisure centres (one with a swimming pool) and other private gyms. The shops of Weyhill are a 5 mins walk away and also include many independent shops, Haslemere Library, M&S Foodhall, Tesco Supermarket, Lion’s Den Coffee House and Dylan’s Milk Barn (ice cream parlour).  Nearby are areas of National Trust Land including the Devil’s Punch Bowl, which has stunning countryside views, Black Down with views towards the South Downs and Polecat Valley (that has some of the oldest and largest Redwoods in the Country).

Early viewing is recommended to avoid disappointment and by appointment only.

Went to view a house with these estate agents, really friendly and communicated so well via email, and they are really respectful and I enjoyed viewing with them, sadly the property wasn't for us but I would recommend viewing through these guys based on thier customer service alone.

I sold my flat through Cocoon in April 2021. I paid for a listing only service and so had to take my own photos, write a description etc and Cocoon forwarded me the enquiries from Rightmove. Ed and Courtney were easy to deal with and I ended up instructing them for their sales chasing service to help my sale go through. If you are expecting a full estate agency service for £99 then you will be disappointed - these guys do exactly as they promise and no more. If you want a fair and professional service just to get your listing up on the property portals then this agent is perfect. Easy to get hold of and transparent. I think they do offer more proactive and hands-on services if that is what you are after, I am only commenting on their cheap Rightmove listing only service and their sales chasing service - both of which were exactly as described.

The issue with working with an agent who is based outside of the area you are buying in, is they don't have local knowledge and therefore can inaccurately value property. The combination of buying a property which was over valued by £150K, being consistency chased for updates, without receiving useful insight, solutions or advice made this a painful experience. I wouldn't rush back to buy through them again.

I had previously been renting my house with a large well known high street brand but I wanted to change to a smaller independent team of dedicated professionals, and I was recommended to Cocoon by an old friend. I have found the team to be excellent and I know they are experts and I appreciate their approach and their advice and patience. Recently, and during one of the most turbulent times in History for many industries, Cortni helped me to find really nice tenants very quickly and it was a pleasure to work with her. I now want Cortni to work with all our rental properties and I would be happy to recommend Cocoon to friends and family.

I've used Cocoon Estate Agents for over four years now for a buy to let property. New to being a landlord, I've found them incredibly helpful and reassuring, advising me on all matters and queries. They are a small team so you get a personal service and they recently found me a new tenant at a particularly difficult time within a month of the previous tenant moving out. I recommend them without reservation.
