Description

1920’s Suburban Charm meets a Country Retreat at Fairlawns!
Inviting buyers who are looking between £1,800,000 to £2,200,000 - Buyer Search Range

A 1920’s individual period property, originally designed to emulate the ideas of Parker and Unwins ‘Garden City’ suburbia principals which were designed to take advantage of the natural view points of the land and movement of the sunlight. Fairlawns boasts a landscaped garden with amazing views, yet is nestled neatly into a natural bowl, retaining great privacy. The Art Deco pool with fountains makes family outdoor living and entertaining very special.

Sympathetic extensions, new windows and services allow for present day living standards. On the ground floor an open plan kitchen, informal dining area and reception look out over the luscious green gardens. For al-fresco dining and entertaining, there is also a large patio area accessed via picture window doors from the kitchen.

The light from the south-facing garden gives this area a warm and welcoming natural glow throughout the dark days of winter, and an original fireplace keep the warmth going in the evening.

A grand but welcoming entrance leads onto three reception rooms; each a perfect space for family relaxation with a large work from home office or 5th ground floor bedroom with en-suite.

Each room is unique but there is a professional continuity in the design, across all three, you’ll find a combination of original features combined with contemporary living essentials; parquet flooring and beautiful French doors give access onto the patio and gardens, bringing the outside in.
The ground floor also includes a downstairs cloakroom and large utility, with laundry and additional kitchen facilities. There’s also a shower room on this floor with good access after a swim in the pool.

The Master Suite houses a bespoke walk-in dressing room in walnut and the bedroom has French doors that open out onto a balcony overlooking the gardens, pool and Surrey Hills.

The remaining double bedrooms, one with a private balcony, all enjoy a fantastic view of the property and surrounding area.

External:

The property is security gated and offers parking for several cars.

The south-facing secluded garden is incredibly private and provides an abundance of manicured lawn, trees and shrubs. The heated pool includes a slide and twin water fountains near the patio area, which makes for great summertime entertaining with the family.

Location:

The property is situated in a sought-after private road located in the Surrey village of Claygate and within a short walk to town and mainline station. Claygate and Esher have a selection of local village shops and amenities. The nearby towns of Kingston upon Thames and Guildford provide a wide selection of high street names and department stores.

The area boasts a range of superb schools; Claremont Fan Court School nearby, Milbourne Lodge, Shrewsbury Lodge, Rowan Preparatory School, the ACS Cobham International School, Danes Hill in Oxshott and Notre Dame in Cobham.

Went to view a house with these estate agents, really friendly and communicated so well via email, and they are really respectful and I enjoyed viewing with them, sadly the property wasn't for us but I would recommend viewing through these guys based on thier customer service alone.

I sold my flat through Cocoon in April 2021. I paid for a listing only service and so had to take my own photos, write a description etc and Cocoon forwarded me the enquiries from Rightmove. Ed and Courtney were easy to deal with and I ended up instructing them for their sales chasing service to help my sale go through. If you are expecting a full estate agency service for £99 then you will be disappointed - these guys do exactly as they promise and no more. If you want a fair and professional service just to get your listing up on the property portals then this agent is perfect. Easy to get hold of and transparent. I think they do offer more proactive and hands-on services if that is what you are after, I am only commenting on their cheap Rightmove listing only service and their sales chasing service - both of which were exactly as described.

The issue with working with an agent who is based outside of the area you are buying in, is they don't have local knowledge and therefore can inaccurately value property. The combination of buying a property which was over valued by £150K, being consistency chased for updates, without receiving useful insight, solutions or advice made this a painful experience. I wouldn't rush back to buy through them again.

I had previously been renting my house with a large well known high street brand but I wanted to change to a smaller independent team of dedicated professionals, and I was recommended to Cocoon by an old friend. I have found the team to be excellent and I know they are experts and I appreciate their approach and their advice and patience. Recently, and during one of the most turbulent times in History for many industries, Cortni helped me to find really nice tenants very quickly and it was a pleasure to work with her. I now want Cortni to work with all our rental properties and I would be happy to recommend Cocoon to friends and family.

I've used Cocoon Estate Agents for over four years now for a buy to let property. New to being a landlord, I've found them incredibly helpful and reassuring, advising me on all matters and queries. They are a small team so you get a personal service and they recently found me a new tenant at a particularly difficult time within a month of the previous tenant moving out. I recommend them without reservation.
